Montigala Batlloria

The Badalona urban development plan was conceived to address the urgent housing needs of the Barcelona metropolitan area, driven by rapid population growth and the city's industrial expansion. The project was strategically located in Badalona, next to the Barcelona–Mataró highway, with excellent road and rail connections.

The plan covered a total of 195.5 hectares, at an average altitude of 60 meters above sea level. The rectangular terrain sloped 5% from north to south and was divided into four sectors separated by natural ravines.

The plan proposed the creation of a self-sufficient urban area with the capacity to house between 45,000 and 50,000 inhabitants, organized into two large urban districts, each composed of four "school unit" type neighborhoods of approximately 1,500 families (between 5,000 and 6,000 inhabitants per neighborhood).

The design followed modern zoning principles, integrating residential areas with civic, cultural, educational, industrial, commercial, sports, and green spaces, all connected by a functional network that separated pedestrian walkways from vehicular traffic using grade-separated crossings.

Low-rise residential buildings predominated, while taller towers were concentrated in the civic centers. Commercial and social facilities were distributed along the main axes to promote the vibrancy and accessibility of the entire development.

The total development included 12,000 homes on a total built area of 2,099,882 m², of which:

1,015,650 m² were designated for housing,
124,000 m² for commercial use,
19,500 m² for sociocultural facilities,
27,000 m² for administrative functions,
57,937 m² for educational buildings,
27,000 m² for public services,
10,395 m² for sports and recreational areas,
and 818,400 m² for industrial activities,

achieving a building density (FAR) of 1.07 m² of built area per m² of land.

The project included ample green spaces, sports fields, and a parking system with one space for every five residents, reflecting the ambition to create a balanced and livable environment.

The construction was planned in three phases, following an economic-financial strategy, with a total execution period of six years, and the objective of establishing a modern, dynamic and functionally integrated urban extension for the region.
